Keep the transaction together
Save the signed purchase agreement and amendments, final settlement statement, deed, financing documents and purchase-price allocation. Retain correspondence explaining changes.

Record what was actually there
Make a dated inventory and photograph buildings, fencing, gates, water systems, access drives and improvements. Record dimensions, condition and estimate sources.

Capture the property's history
Collect leases, maps, management records and third-party reports. Flag prior tenancy and identify improvements/inputs you paid for before purchase, retaining invoices.

Describe your plans
Document intended operation, rental, changed use, replacement or resale and timing. Bring questions to your advisers about asset transfers and allocations.
